good location and clean hotel, good breakfast. may only concern is on our third day there's only hot water and on our last day there is only cold water, not able to take a shower. it would be nice if they have a coffee maker or microwave in the room in case someone need a warm food or hot drinks especially at nights and in cold season, went there nov. 07

Great location but no sign and most unclear as to where it was in the building. Hotel was on the 4th floor and the name on the door was different so was pretty confusing trying to find the hotel initally but luckily a fellow guest pointed us in the right direction. But I guess the great location made up for this.

The hotel is in a very good location right nest to the Spanish Steps which we overlooked from our window. The hotel is very hard to find though being on the 4th floor with no signage at the front. The bathroom left a lot to be desired with the shower in poor condition and on the last morning the hot water stopped running.

The view of the Spanish Steps from our room was fantastic. Calling this a hotel is misleading - it is bed and breakfast, with breakfast served in the room.

Arrived at hotel at 11pm&was greeted by note on door saying that we couldnt stay there&would have to stay at another hotel. We were very shocked that this is the way we were greeted after an 8 hour journey, they didnt even have the decency to stay around & make sure that we made it to our 'temporary' hotel ok, so we had to pay 4 taxi to the new hotel which was not as nice as the one we had booked. The next morning we rang the original hotel&she told us we couldn't stay there that night but had found us another hotel to stay in the next 2 nights. we had to yet again pay for a taxi 2 another hotel&waste an hour moving.Finally after WE did the chasing we were allowed 2 stay in our original hotel for the LAST night of our trip.We were told on arrival that it was because they had no water. I understand that these things happen but the way they dealt with it was very unprofessional.We managed2 get our taxi fares back but we didnt get the time back that we spent moving.

Number one location! Late arrival-key in another hotel, not so nice, but cabdriver was great (hotel facility 60€ extra). Ask for room facing to Spanish steps!

My first trip 2 Rome,besides the beautiful romantic city,the hotel was the key to PERFECT TRIP.excellent location ,seems like a very busy street the entire day,easy access 2 all tourist sites,shoppin.excellent service,on request gave us the room facing spanish steps.v clean very happy ,pleasing ,co-operative staff.Great value 4 money.will definitely stay with them on my next trip.

No fire regulations on view anywhere in the hotel Should these not be placed in each bedroom usually on the back of the door!? Only a small mirror in the bathroom cabinet..not adequate..space for ano on either the bedroom wall, or wardrobe door. Safe facility in the reception was unacceptable..not secure!

Overlooking the Spanish Steps, for my sister and I, was awesome. If you enjoy the quiet, not for you. It does get very noisey here, but we were ok with that. Very clean. Room was small, but everywhere in Italy is, I guess. Bathroom, and bath tub, very small. Not much on the breakfast tray, either. (good luck trying to find a decent cup of coffee, anywhere) Take your own coffee and maker. All you get here is a room, for the price. But that was all we needed. Easy walking distance to most sights. Subway station is just around the corner. Love Rome, and will stay here again, yes.

Superb - I would stay here in the future when visiting Rome. The location was excellent and the staff extremely friendly. The hotel was clean, comfortable and absolutely perfect.
