Room charge and cleanliness is the top selling point of this hotel, shopping facilities, tube and restaurant also nearby. The only compliant is that not silence and recreation facilities to the hotel.

The hotel (which is located in a not very square-like layout) is not well sign-posted, so you may walk round in circles a few times. Reception staff were quite abrupt and largely impolite. The room was basic, wreaked of pungent chemical smell (which I gathered was due to a re-decoration a couple of days before) and the old windows did not close properly (noise, draught etc). Breakfast was definitely below average and there were very limited choices but the breakfast staff displayed more courtesy towards guests. However, the hotel is close to shops/eateries and is within a reasonable walking distance of two underground stations (Central/District/Circle lines).

Stayed February 2006. Very welcoming staff and a good breakfast. Hotel clean and well maintained the only niggle would be that I stayed in a room which was next to the lift. The room was a bit small. Overall I would stay there again but ask for a different room.

I was very pleased with this hotel. Very good rate for quality and location of hotel, very close to Bayswater tube which was handy. Would definitely consider again.

Location is excellent - very close to 2 Tube stations, hundreds of restaurants, loads of shops, Whitelys shopping centre and Hyde Park (don't miss the Elfin Oak at Orme Gate). Room was fairly unexciting but spotlessly clean and very quiet, as all rooms would be as location is in a very quiet square.

The room we had was rather spacious, had a decent bed and a good shower. Location is great near the lively Westbourne Grove, and well serviced by underground. The breakfast room (and the breakfast itself) can be improved. Central though.

Situated in a not noisy street close to the tube, close to Hyde Park and Notting Hill and in a nice neighbourhood.

Our triple room was barely adequate for two. It was so cramped that we weren't able to put a suitcase on the floor and the bathroom door couldn't be opened more than a third of the way. Lack of space and aircon made it unbearably hot.

Walls were so thin you could hear everything going on in the next room, as with the windows which were anything from soundproof so didn't sleep very well. Took 45 mins to check in as the hotel had no record of our booking so had to get family to email through confirmation!! Staff didn't seem concerned and wouldn't even let me log on to my email account to provide evidence of the booking even though that could have been possible. Breakfast in a dingy cellar was the mere basics. Shouldn't be a 4 star. Everything was extremely clean though!.

- Location on a quiet street, not too far from city centre, easy acess by underground; - Surprisingly large room, but stuck on the basement, with a view to the garbage dump of the hotel! - Small bathroom; - Staff not always efficient; - Average breakfast.

A very good choice in terms of location, service and facilities. The staff were very friendly and reliable. The room was not too spacious but nicely decorated and the beds were very good. A spacious and newly refurbished bathroom. A quiet hotel in pleasant surroundings and ideally located; easy to move on Circle Line or on buses to the centre and very close to Kensington Gardens. Can fully recommend to anyone wishing to stay in Bayswater.

Very good location, bars and restaurants plentiful. Noisy front room opposite ? a hostel where smokers hungout at the front until late. Window catch fell off. Bed light intermittently went out ( reported). Had to ask for T.V. remote given wrong one had to change that, this was in a dirty state. Room not serviced properly, bed covers just thrown back over,wash basin not cleaned on first morning, shower not cleaned,toilet under rim dirty,only 1 bath towel per person no hand towel, however plenty of soap and shampoo. Tables not cleared quickly at breakfast, noticed other guests having to eat amongst dirty plates. The staff were pleasant however I do not think they like complaints.
