Very friendly staff and good location. When booking I was a little concerned about breakfast being in the pub next door but this was not a problem as the pub is really just a connection of the actual hotel with a dividing door. The only problem is if you have difficulty with stairs as most of the rooms require you to climb stairs, anything from 3 or 4 to 4 flights. The other real advantage is the luggage room which allows guests to store luggage for a few hours to a couple of days. A real plus for me when I was staying on the third floor. I will definitely stay again if I return to Edinburgh.

Comfortable and friendly hotel with fairly simple standard and excellent location. Just off the Royal Mile, nice area and charming old building. The price is good for Edinburgh, but hotels there are expensive.

No blind on the window, street noise excessive, window sill rotted way . Did not like the glasses to drink out of being kept on toilet cistern.
